When does a Cork roof need €150 — and when does it need more?

Storm damage is the second-most common reason for Irish home insurance claims at 28% of cases (Allianz Ireland, 2025). The single-tile repair is the smallest job we do, and it's also the job most homeowners get burned on — because the price range from different roofers is so wide. Here are the eight signs that point to a €150 fix versus something bigger.

1. One tile or slate on the lawn after a westerly gale. Usually €150 if the felt underneath is dry.
2. Visible gap on the front elevation, no water inside. €150, but check the surrounding heads — slipped tiles are usually a symptom of failed nails nearby.
3. Damp patch on an upstairs ceiling. No longer €150 — the leak has been running for weeks. You're into €380+ once underlay damage is in play.
4. Daylight visible from the attic. Bigger than €150 — felt is torn and the repair needs strip-back.
5. Three or more tiles slipped on the same elevation. Half-day job, €380–€650.
6. Lifted ridge tile or visible flashing damage. Different repair type — lead work starts at €380 because of materials alone.
7. Sagging gutters or water spilling at the eaves. Gutter repair separately, €180–€500.

Cork roof repair pricing 2026 — what each job actually costs

The pricing below is real 2026 ranges from our Cork callouts. VAT at 13.5% (the construction-work rate, not 23%) is included. Coastal Cork callouts that need scaffolding run 10–20% higher because of the access setup.

Three variables drive the price: time on the roof, materials, and access. Most residential repairs are 80% labour by cost — materials are typically €5–€40 except where lead, copper or quantities of slate are involved. Access is the wildcard. A front-elevation Douglas semi-D ladder-accessible is the cheapest job in Cork. A coastal Crosshaven dormer needs scaffold and the price doubles before we touch the actual repair.

The real Douglas job: what €150 actually got the homeowner

Names omitted with the homeowner's permission, everything else is verbatim from the job sheet. Tuesday morning, October 2024. 1. The phone call: four questions we always ask

Before quoting we ask: how old is the house, what kind of tile, is the felt visible through the gap, and has any water come inside? Late 1990s semi-D, Sandtoft Standard Pattern concrete tile, felt torn but intact, no water inside. That tells us this is a single-elevation tile-only job — €150 in our 2024 pricing.

2. Thirty minutes on the roof

Wednesday afternoon. Triple-extension ladder against the front gable — no scaffold needed for a 30° pitch and a 30-minute repair. David ran a fall-arrest harness anchored to the existing ridge bracket from a job we did up the road in 2023. Both slipped tiles were undamaged — concrete tiles fall and bounce on grass, which they had.

We slid the tiles back over the existing felt, hooked the tile nibs over the original batten, and nailed them with 2× 65mm copper clout nails per tile to a fresh point on the batten so they wouldn't slip the same way again. Inspected the surrounding tile heads — three more loose ones higher up. Re-nailed those too at no extra charge because we were already up there.

3. The materials: 12 cents

Eight 65mm copper clout nails. About 12 cents of materials. We always overspec — copper outlasts the tile. No new tiles needed because the originals were undamaged. If a tile had broken, the cost would have gone up by €15–€25 for a replacement Sandtoft Standard from Roof Tile Supplies in Little Island.

4. The €150 includes more than the repair

Half the price is the actual repair. The other half is what comes around it: the inspection of the rest of the elevation, the written invoice with VAT broken out, the photo report afterwards, and the 20-year written workmanship guarantee. If a tile we re-fixed slips again inside 20 years under normal conditions, we come back and fix it free.

When €150 becomes €380 — the escalation triggers

About one in four single-tile callouts in Cork escalates to a bigger scope because we find something during the inspection. We tell the homeowner there and then, in writing, so they have a clean choice. The most common escalation triggers:

• Torn felt under the slipped tile — needs a multi-tile strip-back to patch. €380–€520.
• Rotten batten — usually a single timber batten where the slipped tile sat. Sister-batten + treatment. Adds €80–€140.
• Pinholes in the lead flashing adjacent to the work — found by close-up imagery. Separate repair €380–€650.
• Three or more slipped tiles in the same area — half-day job, €380–€650.
• Slipped tile next to a chimney — usually a sign the flashing failed first. Different repair entirely.

When this happens, we never bill the larger scope retroactively. The €150 sticks for what we said we'd do. The bigger job goes in a separate written quote that the homeowner can accept, defer, or get a second opinion on. About 60% of homeowners book the larger fix with us on the same week. The other 40% live with the quote and call us back when they're ready — sometimes years later.

Why we don't undercut to €120

€120 is what a man working out of a car charges. He's going to swing the tiles back into place and leave — no re-nail, no inspection, no documentation, no guarantee. The tiles are back on the lawn in two winters. The HSA recorded 70 deaths from falls from height in Irish construction over 2015–2024 (HSA Ireland, 2025). A €120 quote is also someone working without insurance, without Safe Pass, and without anyone behind them if it goes wrong.

€150 buys the same minimum standards we apply to a €6,900 reroof. Same crew, same materials, same paperwork. We don't undercut and we don't pretend a €150 job is a €380 job either. The price matches the actual work.
