Roof Cleaning
Roof Cleaning Cork: Soft-Wash, Moss & Algae Removal
Slate-safe, concrete-tile-safe, no pressure-wash damage. We soft-wash Cork roofs with a biocide treatment so moss and algae don't just come back next winter. Repairs from €350, written quote in 24h, no call-out fee.
What we clean
Cork roofs, Cork conditions, Cork-safe methods
We clean natural and synthetic slate, concrete tile, clay tile, and most metal-sheet roofs across Cork City and County Cork. Pressure-washing strips concrete tile finishes and dislodges slate, so we don't do it. Every clean is a soft-wash application with a slate-safe biocide, hand moss removal where needed, and a written photo report when the job is finished.
Soft-wash, not pressure-wash
High-pressure washing was popular here a decade ago and it ruined a lot of Cork roofs. The protective coating on a concrete tile is roughly 1mm thick. A 3,000-PSI hose strips it in a single pass — the tile then absorbs water, freezes in winter, spalls in spring, and you get a reroof bill inside 5 years. Soft-wash is a low-pressure spray of biocide that kills the moss and algae at the root. Slower, gentler, lasts longer.
Biocide treatment that lasts
The visible clean is half the job. The other half is the biocide that stops the regrowth. We apply it after the manual moss removal so it sits on a bare tile surface. On a south-facing slate roof in Cork you'll get 5–7 years before the next treatment is needed. On a shaded north-facing concrete tile in Ballincollig or Bishopstown, plan for 3–4 years.
Coastal Cork is its own thing
Salt-fed algae blooms across Cobh, Crosshaven, Kinsale, Crosshaven and along Cork Harbour grow faster than inland. We adjust the biocide concentration for coastal homes and recommend spot-cleaning the leeward side of the roof on the off-years.

When to clean
Signs your Cork roof needs a clean (and signs it needs a repair, not a clean)
Clean
- Visible green or black streaks running down the tiles
- Moss tufts on the north-facing side or in the valleys
- Gutter is sluggish but otherwise intact
- Roof looks 10+ years older than it is
- Listing the house in the next 6 months and want kerb appeal
Repair (not a clean)
- Cracked, slipped or missing tiles — clean would just expose more breaks
- Lead flashing pulling away around chimney or valley
- Sagging in the roofline
- Active leak in the attic — needs a leak trace, not a wash
- Spalled (flaking) concrete tile — past the point a clean fixes
Send us a photo before booking — we'll tell you straight which one it is, even if the answer is "neither yet, leave it for a year." We don't sell jobs that don't need doing.
