Roofing FAQ
Frequently Asked Roofing Questions
Quick answers about repair vs. replacement, inspection timing, insurance claims, materials, warranties, and emergency roofing across Cork City and County Cork.
How do I know if my Cork roof needs repairs?
Ceiling stains, slates or tiles on the lawn, grit in the gutters, or a damp patch beside the chimney breast are the usual Cork signs. Photograph them and send them in — we will tell you if it is a €150 slate hook-back or a larger strip. Do not walk the roof.
How often should I have a Cork roof inspected?
Once a year is enough for most city estates — spring or after the first named storm. Coastal towns (Kinsale, Cobh, Youghal) should add a mid-winter check on flashings. A drone inspection is €100 and is refunded against any repair we then carry out.
How long does a roof repair take in Cork?
Most repairs finish in one working day. A storm make-safe goes up the same day. Chimney flashing rebuilds and underlay strip-backs are typically two to three days with scaffold.
How much does a roof repair cost in Cork?
Slipped slate from €150. Ridge re-bed €180–€450. Valley spot-repair €380–€650. Chimney flashing rebuild €350–€900. Emergency make-safe €180–€300. Every figure is written and itemised before we start.
What roofing materials do you work with in Cork?
Natural slate, fibre-cement slate, concrete tile, EPDM, GRP fibreglass, torch-on felt, and lead. Asphalt shingles are rare on Irish houses and we do not specify them for Cork weather.
Can you help with an insurance roof claim?
Yes. Storm, tree and wind damage get dated drone photos and an itemised quote in the format Irish insurers expect. See the insurance roof repairs page for the document checklist.
Are you insured and registered?
Keystone Roofing and Construction is CRO 752205, VAT IE802798, AXA Tradesman policy with €6.5m public liability. We issue a 20-year written workmanship guarantee on qualified work.
Do you offer a warranty?
Yes — 20 years, in writing, on the qualified work. The emergency tarp is temporary cover and is not under that guarantee. The permanent repair is.
Repair or full replacement — how do you decide?
If the underlay and battens are sound and the failure is local (ridge, valley, chimney, a few slates), we repair. If nail-sickness or felt failure is widespread, we quote a reroof from €6,900 and show you why on the photos.
Do you do commercial roofs in Cork?
Yes — shops, offices and small industrial units. RAMS, insurance documents, and out-of-hours work when trading cannot stop. Start on the commercial roofing page.
